This house had been on the market or vacant for three years. The seller had tried to sell it unsuccessfully because it needed updates including landscaping, some decking, some drainage, updating on the interior, some interior paint, and finally some flooring issues.
After trying unsuccessfully to sell this house, the seller decided to rent for a period of time. The tenant paid three months and then didn’t pay another payment. The tenant was finally evicted 12 months later and the seller ultimately spent several $1000 getting it back to reasonable condition.
We got involved with the seller and within a week had it on the market and in less than 60 days found a tenant buyer for the property. This particular house has a slight twist as that tenant buyer lived there four months before a life event (the buyer had a job ending injury) caused them to move out. Once the seller turned the house over to us they were no longer responsible for any maintenance repairs updates upkeep management taxes insurance anything. It was the responsibility of creative property solutions or the tenant buyer to maintain all of the aforementioned items.
